What the numbers mean
| Property type | Benchmark, Sept 2026 | Change from Sept 2025 |
|---|---|---|
| Detached | $739,400 | about −1% |
| Semi-detached | $685,200 | roughly flat |
| Row / townhouse | $412,400 | about −6% |
| Apartment condo | $291,400 | about −8% |
Calgary is a balanced market overall, with just under four months of supply, but the segments behave differently. Detached homes have just over three months of supply and firm prices. Apartment condos have more than five months of supply and are the clearest buyer’s market in the city. New listings were down about 11% from a year earlier, which is keeping inventory from building further.
For buyers
More choice than in 2023 or 2024, especially in condos and townhomes, and more room to include conditions. Rates and the stress test still set your ceiling; see pre-approval.
For sellers
Detached homes priced on current comparables are still selling in weeks. Condo sellers need sharper pricing and better presentation to stand out in deeper inventory. Request an evaluation for your segment.
Benchmark prices are CREB®’s MLS® Home Price Index for a typical home, which is different from average or median prices. Figures change monthly; the source package is at creb.com.
